House rules

These rules are intended to ensure rest, safety and the proper use of the accommodation, as well as respect for the surroundings and the local community. By making a booking and staying in the property, all guests agree to comply with them.

1. Occupancy and use of the accommodation

1.1. Exclusive use as tourist accommodation The property is intended solely for residential holiday accommodation. Any other use is prohibited (events, commercial activities, parties, etc.) unless previously authorised in writing by the accommodation provider.

1.2. Maximum number of guests It is not permitted to accommodate more people than indicated in the booking or more than the maximum authorised for the property.
The arrival of additional unregistered guests must be expressly requested and approved by the accommodation provider.

1.3. Visitors Occasional visits from third parties must be respectful towards the neighbours and may never become large gatherings or parties. The accommodation provider reserves the right to limit or prohibit visitors if it considers that they compromise coexistence or safety.

2. Consideration, noise and neighbours

2.1. Respect for quiet hours Please behave respectfully at all times, avoiding excessive noise and high volumes from music or television, especially during the following quiet hours:

  • From 22:00 to 9:00.

2.2. Parties and events The holding of parties, noisy events or any activity that may cause disturbance to neighbours is strictly prohibited. Breach of this rule may result in the immediate termination of the stay without any right to a refund.

2.3. Communal areas If there are communal areas in the building, they must be used respectfully, without leaving them dirty, blocking access or leaving personal belongings there on a permanent basis.

3. Cleaning and care of the property

3.1. General care The guest agrees to keep the accommodation in good condition, using the furniture, appliances, kitchenware, textiles and the rest of the equipment with due care.

3.2. Rubbish and recycling Rubbish must be disposed of in the bins indicated in the welcome information. Bin bags must not be left in communal areas, stairways or outdoors.

3.3. Cleaning during the stay Cleaning during the stay is the guest’s responsibility, unless an additional cleaning service has been booked. Please leave the property in a reasonably tidy and clean condition on departure.

3.4. Damage and breakages Any damage or breakage caused to the property must be reported to the accommodation provider immediately. Damage attributable to negligent or improper use may be charged to the guest, up to the amount of the security deposit and, where necessary, beyond it.

4. Safety, keys and access

4.1. Keys and access systems The keys, cards or access codes provided are personal and non-transferable. Duplicating keys or sharing codes with third parties not staying at the property is not permitted.
In the event of lost keys or the need to change the lock cylinder, the costs may be charged to the guest.

4.2. Closing doors and windows When leaving the accommodation, doors and windows must be properly closed, and electrical appliances, lights and climate control systems must be switched off, unless otherwise indicated.

4.3. Valuables The accommodation provider accepts no responsibility for the loss, theft or misplacement of personal belongings not deposited in places expressly provided for that purpose.

5. Use of specific facilities

5.1. Fireplace Use of the fireplace is permitted only by following the instructions provided:

  • Use only suitable firewood (do not burn plastic, packaging, etc.).
  • Do not leave the fireplace unattended while lit.
  • Make sure the fire is completely out before going to sleep or leaving the property.

Negligent use of the fireplace causing damage or fire risk shall be the guest’s responsibility.

5.2. Appliances and equipment Appliances (hob, oven, washing machine, etc.) must be used in accordance with the manufacturer’s instructions and the property guidelines. Any questions should be raised before use.

5.3. WiFi and internet use The WiFi connection is provided for normal and reasonable use (browsing, remote working, standard streaming). It is prohibited to use the network for unlawful activities, illegal downloads or any action that breaches current legislation.

6. Smoking, pets and other restrictions

6.1. Smoking Unless expressly stated otherwise, smoking is not permitted inside the property.
If smoking is allowed in outdoor areas, ashtrays must be used and cigarette ends must not be thrown on the ground or into the surrounding area.

6.2. Pets – prohibited For reasons of hygiene, possible allergies of future guests and preservation of the accommodation, pets of any kind are not allowed in the property (dogs, cats or any other animals), except where applicable legislation recognises a specific regime (for example, officially accredited assistance dogs).
In the event of non-compliance with this rule, the accommodation provider may:

  • Terminate the stay early without any right to a refund.
  • Charge any additional costs for cleaning, repair of damage or specific treatments that may be required.

6.3. Prohibited substances The consumption, possession or storage of illegal substances inside the property is strictly prohibited.

7. Right of admission and early termination of the stay

The accommodation provider reserves the right of admission and continued stay. Serious or repeated breach of these rules, as well as of the cancellation policy and booking conditions, may result in the early termination of the stay and a requirement to leave the accommodation immediately, without any right to a refund of the amounts paid and without prejudice to any claims for damages that may apply.

8. Acceptance of the rules

By completing the booking and accessing the property, the guest declares that they have read, understood and accepted these House Rules, undertaking to comply with them throughout the stay and to communicate them to the other accompanying guests staying in the property.
