1. Booking and payment
1.1. 100% payment in advance To confirm any booking, full payment of 100% of the total stay amount is required at the time of booking, using the available payment methods (card via secure payment gateway and/or bank transfer).
1.2. Booking confirmation The booking shall be considered confirmed only when the accommodation has received full payment and the guest has received a confirmation email detailing the dates, number of guests and agreed conditions.
1.3. Deadline to confirm bank transfers
For bookings paid by bank transfer, the guest shall have a maximum of 24 hours from the booking request to send proof of payment.
After this period, if payment has not been received, the accommodation may cancel the pre-booking without the guest having any right to make a claim.
2. Cancellation policy (strict conditions)
2.1. Cancellations with entitlement to a partial refund Given the exclusive nature of the accommodation and the limited booking planning window, the following strict cancellation policy applies:
- Cancellations notified more than 60 calendar days in advance of the arrival date:
50% of the total amount paid will be refunded. - Cancellations notified between 60 and 31 calendar days before arrival:
25% of the total amount paid will be refunded. - Cancellations notified 30 calendar days or less in advance:
No refund of any amount will be due.
2.2. No-show If the guest does not arrive on the check-in date and has not given written notice of cancellation, the booking shall be considered cancelled and no amount will be refunded.
2.3. Early departure If the guest decides to shorten their stay once checked in, no refund will be made for the unused nights.
2.4. Flexibility in cases of force majeure (at the accommodation’s discretion)
In exceptional cases of duly evidenced force majeure (for example, serious illness, accident, official travel restrictions preventing travel), the accommodation may, at its sole discretion, offer a change of dates or a voucher for a partial amount to be used for another stay within a specified period.
Any such flexibility is a commercial courtesy and not an automatic right.
3. Security deposit / deposit for possible damage
3.1. Security deposit The accommodation may require, whenever it considers appropriate, a security deposit of up to 30% of the total booking amount, intended to cover possible material damage, lost keys, extraordinary cleaning or breach of house rules.
3.2. When the deposit is requested
The deposit will not be requested in all cases.
The accommodation will expressly inform the guest, before final payment or check-in, if such a deposit is required.
If nothing is indicated in this regard, it shall be understood that no deposit is required for that specific booking.
3.3. Form and timing of the deposit If requested, the deposit may be paid by card pre-authorisation or bank transfer before check-in, as indicated in the communication with the guest.
3.4. Return of the deposit
After departure and inspection of the accommodation, if no damage or incidents are detected, the deposit will be returned within a maximum period of 7–14 calendar days using the same method by which it was paid.
In the event of damage, lost keys, extraordinary cleaning or serious breach of the rules, the accommodation may retain all or part of the deposit, informing the guest of the reason and the amount retained.
3.5. Damage exceeding the deposit If the damage caused exceeds the amount of the deposit, the guest shall be liable for the full amount of the loss, and the accommodation may claim any additional sums due.
4. Right of admission and rules of conduct
4.1. Right of admission and continued stay The accommodation reserves the right of admission and continued stay and may refuse or cancel the stay where there are reasonable grounds, such as:
- Exceeding the maximum number of permitted guests.
- Uncivil, noisy or dangerous behaviour.
- Use of the accommodation for purposes other than those contracted (parties, unauthorised events, unlawful activities, etc.).
- Serious breach of the house rules or applicable regulations.
In such cases, the guest shall have no right to a refund of the amounts paid and may be required to leave the accommodation immediately, with the accommodation being entitled to seek assistance from the police or security authorities if necessary.
4.2. Maximum capacity and visitors The maximum number of guests shall be that indicated in the booking and the authorised limit of the accommodation must never be exceeded. Parties, large gatherings or the entry of unregistered persons are expressly prohibited, unless previously authorised in writing.
4.3. Respect for the surroundings and the local community The guest agrees to respect good neighbourly relations, avoiding noise especially during night-time quiet hours, and to make diligent use of the facilities, equipment and communal areas.
5. Cancellation by the accommodation
5.1. Inability to provide the service If, for reasons beyond the guest’s control and not attributable to them (for example, serious damage to the property, structural incidents, prolonged utility outages, or administrative decisions preventing the accommodation from being provided), the establishment is unable to provide the service:
- An alternative accommodation option of similar characteristics and price will be offered wherever possible.
- If the guest does not accept the alternative, or if no such alternative exists, a full refund of the amounts paid will be made, without any additional compensation unless required by law.
6. Acceptance of conditions
By making payment for the booking, the guest declares that they have read, understood and fully accepted this Cancellation Policy and Booking Conditions, which shall form an integral part of the tourist accommodation contract.
